How is rent always going up by more than inflation and wages sustainable.
In my city, renters keep approving property tax increases twice per year via ballot initiatives. This year it may be over a billion in increases. Costs increase, so rents increase.

Well, property tax rates went down in Salem for 2019 and 2018.

There is one caveat though, while tax rates went down most home owners owe more due to increased property value.

No property tax increases this year, and property values are unknown. Right now the market is doing for lower rates. But does that change appraisals?

you live in a state where your vote won’t matter in the outcome for the electoral college so it’s fine to vote 3rd party. In a swing state, any vote that’s not for the only candidate that can defeat Trump is a very poor choice and could flip any number of states in his favor. 4 more years of Trump would be an absolute disaster for millions of people and the entire world. So many things hinge on this next election. It’s too big to waste a vote on.

IMO Landlords are like Lawyers and Insurance companies and car salesmen, etc. That vast majority are good peoples but no one ever pays much attention to those (and why would you) but the awful ones can be absolutely vile and unfortunately the bad ones is all we hear about. As such it’s easy to draw the conclusions that they all are a certain way but this is the internet and there is no room for nuance so I certainly understand the blanket statement like these are primarily addressed at the terrible ones and move on.

Yeah that’s fair. It is a blanket statement and if you pressed me I’d probably say it’s not all. But enough are awful to give them all a bad reputation. To be fair, I don’t think landlords will ever cease to exist, the act of owning and renting out property is fine. But it’s those who exploit it and hike up rents, kick people out on the street at the first chance they get. There need to be more structure in place around owning and renting property because paying $4000/month for a studio apartment is insanity.

My last apartment had a small rate increase in it where I'd have been paying 5% more had I resigned the lease. I was paying $1400/month for a tiny 2 bedroom. I didn't like the apartment so I moved. However, once they re-posted the unit on the market, they were now looking to rent it for $1550/month only 12 months after I signed on for $1400. So, landlords don't care if you re-sign because they could probably get more from someone else.
I'm always here for landlords are evil talk. Of course, we live in the society we live in, so I get someone buying a single "investment property" and renting it out at a price to cover the mortgage, taxes, and upkeep. It's morally precarious, but I won't go so far as evil. But hoarding housing for profit is evil.

I was a renter until recently and my last two land lords who TBF were actual people as opposed to corporate entities were incredible. They charged me way less than market value and would come over on Christmas Day to relight the pilot light on my furnace. After living in the place for 3 years he called me one day out of the blue and asked if it would be alright if he raised my rent by $100, if not we would work with me on an amount that would be equitable. At that point my rent was easily $400 to $600 under what it should have been for the area it was located I was more than happy to pay the extra $100 as I thought I was kinda ripping em off. I also have several friends that own rental property and are super accommodating to their tenant, I know these are just a few examples but these people aren’t evil and like I said, I understand these aren’t the types of land lords you are referencing anyhow so no biggie.
 
So, I saw that #michiganprotest was trending on Twitter.
Apparently protesters entered the capitol building heavily armed today. Some of our politicians were in bullet proof vests. Scary times here.
They are begging for confrontation. My hope is everyone can try to ignore them and deny them the Rambo moment they are all itching for. It’s like those idiots out here in eastern Oregon that occupies a forestry cabin for like a month, they were hoping it would turn into a Ruby Ridge type situation but instead they all gotta shit in buckets and eat gas station food for a month. The vast majority of these folks don’t have the stones to actually do anything, they just get a kick pretending to be a revolutionary,

It sounds like cooler heads prevailed...that's good, I mean do we really need bloodshed on top of all this?

Just wait till the landlord of the Cabin hears he’s stayed beyond his lease terms. When the lawyers (Like me) get involved Ruby Ridge is gonna look a weekend on the Beach. Crushing someone’s soul and draining their psyche of all hope and faith in justice and society because you have a better grasp of some arcane nuisance in the law is really much more satisfying than firing a gun.

Following Gov. Greg Abbott's announcement that he would allow certain businesses in Texas to reopen, the City's Health Transition Team has devised an implementation plan to make sure San Antonio is ready to reopen. Assistant City Manager Colleen Bridger explained the four progress indicators and three warning indicators that will guide the reopening process.

The four progress indicators are: 1) a sustained decrease in the number of COVID-19 positive tests over a 14-day period; 2) the ability to perform tests in all people with symptoms of COVID-19, their close contacts, and people in public-facing roles; 3) the ability to do effective contact tracing; and 4) a good health system stress score. The health system stress score takes into account factors like the number of available hospital beds and ventilators.

The three warning indicators are: 1) shortened doubling time (time in which the number of cases doubles); 2) an increase in the percentage of tests that are positive; and 3) a worsening health system stress score. These warning indicators could point to the approach of a second wave of cases and the need for stricter prevention measures.

Here are the local numbers as of 7 p.m. Thursday:
  • 1,374 confirmed cases
  • 48 deaths
  • 638 recoveries
  • 55 are in the hospital
  • 37 are in intensive care
  • 21 are on ventilators
 
I was thinking the same thing, @RenegadeMonster you spend a lot of time on a forum that I would go out of my way to avoid for my sanities sake.

The forum is a great resource for information on DVR's and Cordcutting.

The main issue is that it's members are primarily boomers who have very different thoughts and midsets when it comes to general discussion. A lot of the members were the first adapters of TiVo's in the late 90's. I'm pretty sure I am the only member still in their 30's on the forum. Most are in their 50's or 60's now.

I should stay out of the general discussion, but it's easier said than done.
